Research from Savills, shared with Guardian Money, ranked UK cities on property affordability, the ratio between rent and income, and the ratio between flat sale prices and income — alongside population growth as young professionals actively relocate there. The cities below score well on all three: a strong jobs market, a manageable cost of renting while you save, and a realistic path to ownership once you're ready to buy.

2. Hull — second cheapest, strong upgrade path. Hull's average flat price sits at £91,815, and a 3-bedroom house averages £187,810 — one of the smallest gaps between flat and family-home pricing on this list, making the move from renting to a full house genuinely achievable within a few years.

3. Derby — Midlands affordability with room to grow. Derby offers a flat average of £111,529 and 3-bedroom houses averaging £257,948, with strong transport links into the wider East Midlands and a growing engineering and manufacturing job market.
